The Approach
How I solved it
Rather than a basic answering service or IVR menu, I built a conversational voice agent that actually understands real estate. The agent knows the active listings, can answer specific questions about bedrooms, price, neighborhood, and school district. It qualifies the caller on buying timeline and budget, then books showings directly into each agent's calendar.
The most important design decision was training on actual call recordings from the top performing agents. Instead of a generic script, the voice agent mirrors the qualification flow that was already working. It just happens to be available around the clock and never puts anyone on hold.
Every call generates a structured lead record in the CRM with a qualification score, property interest, and suggested next action. Agents wake up to a prioritized list of warm leads instead of a voicemail box full of numbers to call back.
Discovery and Data Collection
Analyzed over 200 call recordings to map the top five conversation patterns that covered 80% of inbound call volume.
